How a floor gets finished

One crew, from the old floor to the sheen

Most polished concrete jobs are three moves on the same slab. We do all three, which is why the sequence does not stall between trades.

Take up what is there

Tile, carpet, vinyl, thinset and old glue all come off first, and the slab underneath gets prepared in the same visit. Floor demolition is one of our own three services, so nothing is handed to a second crew and nothing waits.

Grind until the stone shows

Progressively finer diamond tooling flattens the slab and opens the surface. How deep we go decides the look. Go far enough and the aggregate inside the concrete starts to show through, which is where the stone-like finish comes from.

Polish, densify and seal

The surface is hardened and refined until it holds a sheen, then sealed. There is no covering laid on top, so there is no wear layer to lift or peel later. What you are left with is the slab itself, finished.

Three services, one slab

Polishing and epoxy are two different answers to the same floor. One refines the concrete you have. The other bonds a new surface onto it. We will tell you which one your slab actually wants.

What polished concrete actually is

No covering. No wear layer. Just the slab, taken further.

A polished floor is not something we put down. It is the concrete already under your feet, ground flat with progressively finer diamond tooling until the surface holds a sheen, hardened, then sealed. Because nothing sits on top of it, there is no covering that can lift at an edge, peel in a doorway, or wear through where everybody walks.

That is also why the finish is never quite the same twice. How deep the grind goes decides how much of the aggregate inside the concrete comes up, and every slab was poured with different stone. The floor ends up specific to the building it is in.

The questions we get asked most

On most floors the aggregate in the concrete starts to show as the grind goes deeper, which is where the stone-like look comes from.

Polished concrete is the existing slab refined into the finished floor. Epoxy is a resin coating bonded on top of the slab. Polishing suits floors where you want the concrete itself to be the finish. Epoxy suits floors that need a sealed, chemical-resistant surface or a specific colour, which is why it is common in garages, workshops and industrial rooms.

Yes, and most residential jobs are exactly that. The work is staged room by room and the grinders run on vacuum extraction, so it is a far cleaner process than most people expect. Talk to Kelley about sequencing before the job starts and the disruption can usually be planned around.

It is the structural slab, so it does not have a wear layer to fail. What needs attention over the years is the sealer and the sheen, not the floor. Customers regularly describe it as low maintenance years after the job, which is the practical answer.
